The Charm of the Marche Farmhouses

Le Marche is a region that preserves a rare balance between landscape, architecture, and quality of life. Rolling hills, historic villages, the sea and the mountains all within an hour’s drive: elements that make this land increasingly attractive to those looking to invest in hospitality or high-quality tourism.

The stone farmhouses scattered throughout the countryside around Jesi, Apiro, and Maiolati Spontini represent an extraordinary opportunity: authentic buildings, often abandoned or in a state of disrepair, that can be brought back to life as country houses, agriturismos, B&Bs, or charming residences.

The Analysis Phase: Understanding the Potential

Every renovation project begins with a thorough understanding of the property.

As an architect, I analyse its state of conservation, original materials, construction techniques, and structural condition. In many cases, Marche farmhouses feature local stone masonry, wooden floors, and traditional terracotta-tile roofs: elements that need to be preserved and enhanced while, at the same time, being brought into compliance with seismic regulations and current energy-efficiency requirements.

Often, the first step is a careful survey and diagnostic investigation (including small exploratory tests in the ground or masonry) to understand which interventions are necessary and which parts can be preserved.

From Concept to Function: Designing the Guest Experience

Renovating a farmhouse in Le Marche and transforming it into an accommodation facility does not simply mean restoring the masonry. It means rethinking the spaces for a new way of living and welcoming guests.

In my project experience, the goal is to create places that convey authenticity and comfort, where architecture engages with the landscape and local history.

Whether it is a contemporary wooden house set within a rural context or an accommodation facility with a swimming pool and shared spaces, the starting point is always the quality of the experience: bright spaces, natural materials, fluid circulation, and views over the landscape.

Regulations, Restrictions, and Tax Incentives

A farmhouse in Le Marche may be located in a landscape-protected area or be subject to historical and architectural protection. As a professional registered with the Order of Architects of the Province of Ancona, I guide clients through the entire permitting process, from obtaining the Superintendency’s approval to municipal and landscape procedures.

Today, there are also tax incentives and deductions for building restoration, energy efficiency improvements, and seismic safety upgrades (Ecobonus, Sismabonus, Renovation Bonus, Conto Termico 3.0). With careful planning, it is possible to significantly reduce the costs of the intervention.

Timeline, Budget, and Project Management

Every project requires careful planning. In my working method, the preliminary phase is used to define priorities, costs, and timelines. This is followed by a detailed construction project, the selection of contractors, and site supervision to ensure consistency between the design and its execution.

In the case of accommodation facilities, particular attention must be paid to building systems, energy efficiency, acoustics, and health and hygiene regulations. Constant monitoring of the construction site helps avoid waste and ensures that deadlines are met.

The Importance of Outdoor Spaces

A farmhouse in Le Marche does not live only within its walls. Gardens, pergolas, swimming pools, and social spaces are an integral part of the experience. In my work, I often design outdoor lighting systems, paved pathways, and green areas that enhance the landscape and create continuity between architecture and nature. The swimming pool, in particular, can become an element that balances functionality and beauty when it is properly integrated into the surrounding hilly landscape.

A Real-Life Example

In several recent projects—from private residences to tourist accommodation immersed in the greenery of the hills around Jesi—I have been able to see just how essential a tailored approach is: every project has its own story, and every client has their own idea of hospitality.

What never changes is the pursuit of a balance between tradition and innovation, between contemporary comfort and the memory of the place.

Conclusions

Transforming a farmhouse in Le Marche into an accommodation facility is a challenge that combines architectural sensitivity, technical expertise, and a love for the local area. With a well-thought-out project, every farmhouse can come back to life, offering its guests an authentic and sustainable experience.
