Ristrutturazione casolare, Piscina, Giardino. In the surrounding area, there is a small relax space: a vegetable garden prepared for guests. Casa A&D - A.D. MMXVI Cingoli (MC) 2015 The restoration project of the farmhouse, located among the picturesque hills of the Marche region between Cingoli and Monte Conero, represents a perfect fusion of tradition and innovation. The young couple from Milan chose this corner of nature to transform into their home, focusing on an intervention that not only enhances the surrounding landscape but also aligns with the principles of bio-architecture. The complex, consisting of several rural buildings, has been carefully restored with a particular emphasis on environmental sustainability. One of the main buildings, originally a former chicken coop, has been repurposed and expanded, becoming the central living space of the property. Thanks to the Marche Region's "Piano Casa" (Home Plan), a 20% increase in the building volume was made possible through the demolition and reconstruction of the pre-existing structure, which had deteriorated over time. A key aspect of the project was the use of techniques and materials associated with bio-architecture. The selection of natural materials, such as local wood and stone, not only maintained a strong connection to the local construction tradition but also minimized the environmental impact of the intervention. Advanced thermal insulation systems and low-energy-impact solutions were employed, in line with the goal of creating an energy-efficient and low-consumption building. The use of solar panels for electricity generation and the installation of a rainwater collection system are just some of the sustainable solutions integrated into the project. From a design perspective, the approach was to create a harmonious dialogue between architecture and landscape. The interior spaces were designed to make the most of the sun's orientation, allowing natural light to flood the rooms throughout the day. Large windows were strategically placed to frame panoramic views of the hills and Monte Conero, creating a sense of continuity between the interior and exterior. The materials chosen for the furnishings and finishes evoke the surrounding nature: warm tones, textured surfaces, and natural textures that recall the rustic atmosphere of the original farmhouse, reinterpreted in a modern key. The relationship with the landscape was a central element of the project. The house appears to "dialogue" with the surrounding environment, respecting its natural forms and characteristics. The garden, designed with native plants, reflects the desire to blend into the natural context, minimizing visual impact. Welcoming outdoor spaces, such as pergolas and terraces, were created to fully enjoy the tranquility of the location and the spectacular panoramic views. This project thus represents an example of how it is possible to combine the restoration of traditional buildings with the principles of bio-architecture, contemporary design, and respect for the landscape, offering a residence that not only meets the highest standards of comfort and sustainability but also tells the story of a deep connection between humans and nature.

VMC - Ventilazione meccanica controllata Ventilazione Meccanica Controllata (VMC): un elemento essenziale per il comfort e la salute degli ambienti Nelle abitazioni moderne, la qualità dell'aria interna è fondamentale per garantire ambienti salubri e confortevoli. Grazie ai progressi nella costruzione e nelle ristrutturazioni, le case sono sempre più ermetiche, riducendo le dispersioni termiche e migliorando l'efficienza energetica. Tuttavia, un isolamento così elevato aumenta la necessità di un ricambio d'aria costante ed efficiente. È qui che entra in gioco la Ventilazione Meccanica Controllata (VMC). Cos'è la VMC e come funziona? La Ventilazione Meccanica Controllata è un sistema avanzato di gestione dell'aria che permette di ricambiare l'aria all'interno di un edificio in maniera continua ed efficiente, senza dover aprire le finestre. Questo avviene estraendo l'aria interna viziata e sostituendola con aria esterna filtrata e, soprattutto, preriscaldata. Il cuore del sistema è lo scambiatore di calore, che recupera il calore dall’aria in uscita e lo trasferisce a quella in entrata, riducendo così la dispersione di energia e mantenendo i costi di riscaldamento bassi. Grazie a questo meccanismo, la VMC garantisce un ambiente interno salubre, con aria pulita e filtrata, migliorando notevolmente la qualità dell'aria rispetto ai sistemi di ventilazione tradizionali. Questo sistema è particolarmente efficace nella stagione invernale, quando le finestre sono generalmente chiuse, ma offre benefici tutto l'anno. Perché la VMC è indispensabile nelle ristrutturazioni? In un progetto di ristrutturazione ben fatto, l'installazione della VMC è cruciale per bilanciare l'ermeticità delle nuove finestre e dei nuovi materiali da costruzione con la necessità di un ricambio d'aria adeguato. Un isolamento perfetto senza un corretto sistema di ventilazione può portare a problemi di umidità e formazione di muffa, oltre a creare ambienti con aria stagnante e ricca di inquinanti interni come CO2, formaldeide, polvere e allergeni. VMC centralizzate e puntuali Esistono due principali tipologie di VMC: centralizzate e puntuali. Le VMC centralizzate sono ideali per nuove costruzioni o ristrutturazioni complete. Una singola unità centrale, collegata tramite condotti a tutte le stanze della casa, garantisce un ricambio d'aria uniforme. Questo sistema è particolarmente adatto per abitazioni di grandi dimensioni e richiede una progettazione attenta per bilanciare correttamente i flussi d'aria. Le VMC puntuali, invece, sono perfette per interventi su singole stanze o ristrutturazioni parziali. Questi sistemi sono più semplici da installare, in quanto non richiedono canalizzazioni complesse. Sebbene la loro efficienza sia generalmente inferiore rispetto ai sistemi centralizzati, rappresentano comunque un'ottima soluzione per migliorare la qualità dell'aria in ambienti specifici. I vantaggi della VMC Aria sempre pulita e filtrata: la VMC assicura un costante ricambio d'aria, migliorando il benessere e il comfort degli ambienti interni. Risparmio energetico: grazie al recupero del calore, riduce le dispersioni termiche rispetto alla ventilazione manuale o ai vecchi sistemi di ventilazione forzata. Riduzione dell'umidità e prevenzione della muffa: la VMC contribuisce a mantenere livelli di umidità adeguati, riducendo il rischio di condensa e formazione di muffe, specialmente nelle zone soggette a ponti termici. Anche con la VMC, aprire le finestre è sempre possibile, ma con un ricambio d'aria costante e ottimale, raramente si sentirà la necessità di farlo. Renovation Farmhouse in Staffolo in the Marche region. Swimming Pool, Garden, Interior design Restoration of a Farmhouse Amidst the Verdicchio Hills Staffolo (AN) 2016 Located on the hills of the castles of Jesi, in the countryside among the typical Verdicchio vineyards where sandstone is the building material par excellence, the property was built before 1800 as a garrison for the patriarchal family of the sharecropper. The building has changed and adapted over time to the needs of agricultural production by addressing various expansions that are also necessary for the growing needs due to the growth of the families who lived there. With the abandonment of the lands and with the consequent “urbanization” of the population, the house abandoned its productive functions and became a place of rest and vacation in the summer period until it was abandoned in the last decade. In 2012, the owners, two Northern European artists determined to discover the Marche after years spent in France, asked to transform a typical country house full of charm into a modern and functional home without losing its history. Analyzing the property, two buildings were immediately identified, built in different eras and materials: the upstream part with stone and brick masonry and wooden floors and the downstream part, built with a much more regular masonry and floors of inter-floor in brick. Consequently, an attempt was made to entrust each of the two buildings with a role, highlighting their characteristics. Preserving the building envelope was one of the design priorities, bringing out the original stone wall face. The ceilings with exposed beams in dark oak have been painted with a special light lime paint, the floors have been rebuilt in terracotta throughout the first floor, while in the living area on the ground floor a concrete floor has been opted for the beaten of the old stable. The rooms to which the utmost attention was given were the kitchen / dining area on the ground floor and the master bedroom on the first floor. The kitchen with peninsula was made of custom wood and is composed of two areas, one for preparing meals and one for cleaning. All furnishings are made of wood with grit worktop. From the bedroom, with a bed placed in the center of this large room, you can admire the magnificent panorama that leads from the hills painted in the green of the vineyards to the blue of the sky that merges with the blue of the sea. The bathtub is exposed, while a more reserved corner houses the services. The harmony and balance re-established through the materials and finishes chosen, found further emphasis through the light. Some small windows, in fact, have been transformed into French windows with single-leaf white wooden frames, thus improving the supply of natural light to the related rooms. At the same time, particular attention was paid to the choice of lighting bodies, opting for elements created by hand by ceramic artists. The primary objective was to design the interior space in continuity with the surrounding space. Outside, the green weed surrounding the building was removed; many olive trees that prevented the panoramic view towards the hills were moved creating rows along the south-east side and many fruit trees were pruned. The turf that surrounds the house reaches the edge of the pool; this, 3 x 10 m in size, fits gracefully along the natural hillside creating a harmonious space to which the building itself acts as a backdrop.

Genio civile opere strutturali In caso di interventi su parti strutturali di un edificio esistente o nella realizzazione di nuove costruzioni e/o ampliamenti, è richiesto l’autorizzazione alla realizzazione delle opere, rilasciata dal Genio Civile competente (Autorizzazione sismica). Questo regolamento contiene tutte le procedure inerenti le strutture ricadenti in zona sismica. In particolare prevede tre categorie: Interventi che non necessitano di autorizzazione sismica, in questa categoria ricadono ad esempio: Gli interventi su elementi non strutturali, quali tramezzi interni; Installazione di scale interne alle abitazioni prefabbricate, in legno o acciaio; Installazione di infissi; Realizzazione di muri di recinzione di altezza massima 1m; Installazione di pannelli solari o fotovoltaici di peso massimo 20 Kg/mq. Interventi che possono essere asseverati dal tecnico senza controllo del Genio Civile (viene fatto comunque un controllo a campione che spiegheremo successivamente) ad esempio: Nuovi edifici di altezza massima 2 piani; Muri di sostegno, tettoie e portici, fino ad un altezza massima di 3,5m; Apertura di porzioni di murature portanti o solai, per realizzazione di vani porta o finestra, o installazione di finestrature tipo Velux o scale interne; Installazione di pannelli solari o fotovoltaici di peso compreso tra 20 Kg/mq e 150 Kg/mq. Interventi sottoposti a controllo obbligatorio della commissione sismica del Genio Civile, in questa categoria rientrano, tra gli altri: I progetti di opere pubbliche; I progetti di opere private finanziate da enti pubblici; I progetti di sopraelevazione delle strutture esistenti e quelli adeguamento sismico. Le tempistiche per il rilascio della Autorizzazione Edilizia, in caso di non sorteggio, nel caso si venga sorteggiati il controllo della Commissione Sismica può essere molto lungo, non che prevedere la richiesta di documentazione integrativa ritenuta rilevante. Nel caso specifico di Roma, attualmente, viene data priorità ai progetti Pubblici, che non sono pochi… creando quindi un ritardo nelle tempistiche di rilascio per le altre opere… A seguito del rilascio dell’Autorizzazione Sismica, sarà necessaria la nomina di un Direttore dei Lavori Strutturale, nonché in determinati casi di una Collaudatore, che verificheranno la corretta esecuzione delle opere, coadiuvando le imprese incaricate. Al termine dei lavori sarà necessario presentare un Collaudo Statico, che in alcuni casi potrà essere controllato mediante un sopralluogo del responsabile del procedimento incaricato. MMXIX Questo ossario, realizzato con eleganza e rispetto per il contesto circostante, è caratterizzato dall'uso predominante del travertino, una pietra naturale che conferisce alla struttura una bellezza senza tempo. Le nicchie dell'ossario sono rivestite in travertino dai toni caldi e naturali, che si fondono armoniosamente con l’ambiente del cimitero. Questo materiale, noto per la sua durabilità e per la sua texture unica, evoca un senso di solidità e serenità, rendendolo ideale per un luogo di memoria. La facciata è arricchita da colonne bianche, semplici ma eleganti, che sorreggono una serie di timpani curvi e triangolari, offrendo un contrasto visivo delicato e sofisticato con il travertino sottostante. La combinazione tra il travertino e gli elementi architettonici classici crea un’estetica ordinata e solenne, che invita al raccoglimento. This expansive estate, nestled in this idyllic landscape, has long been a sanctuary for travelers. Its historical significance is such that it lent its name to the area, known as Località Taverna. Originally a 16th-century structure, the existing building was transformed in the 18th century into a noble residence with an adjoining church. To this day, it retains the structural and decorative elements of that period. The Marche Regional Authority for Architectural and Landscape Heritage has placed a full protection order on the main building, recognizing its historical and cultural value, as well as on the courtyard in front, thereby defining the volumetric limits for any additional structures subject to intervention. The project was therefore conceived with the goal of preserving and enhancing the existing property, highlighting its unique characteristics while respecting its historical, architectural, and landscape features. The agritourism resort "Tenuta del Viandante" was born from the functional redevelopment of the entire complex, including the renovation of two agricultural annexes for hospitality use and the creation of a swimming pool. The building facing the pool houses two apartments designed as open-plan spaces over two levels, featuring a double-height volume that opens onto a mezzanine area. The seamless connection between indoor and outdoor spaces maximizes the enjoyment of both the interiors and the surrounding green landscape. The second building, with a view of the forest, contains two compact studio apartments, carefully designed to be both functional and comfortable. The architectural project and interior design were guided by the ambition to create a space where contemporary finishes and materials harmoniously blend with the elements of Marche’s rural tradition. The result is an elegant yet understated environment, exuding warmth and refinement. Each apartment has an independent entrance and a private outdoor space, while the architectural details and built-in furnishings have been custom-designed to optimize functionality. The swimming pool is the focal point of the expansive garden, elegantly adapting to the natural slope of the land with an infinity edge that visually extends into the surrounding panorama. Its sophisticated dark-colored lining creates a reflective surface that mirrors the majestic oak tree dominating the garden, producing a striking and natural effect. Sustainability was a key principle in the project, aligning with the values of the agricultural estate. This approach was applied not only in the selection of construction and finishing materials but also in choosing local suppliers and craftsmen, fostering the cultural and economic development of the region. The infinity pool at the agritourism overlooks the rolling hills of Le Marche and features an anthracite gray PVC lining. Like the rest of the estate, the pool is heated by the sun. To preserve space, all technical equipment has been discreetly housed in an external wooden structure.

Alessandro Petrini; In 2016, following the earthquakes that affected the area, the kiosk bar located in the green area of Viale Trieste in Apiro, owned by the municipality, was severely damaged. The building, dating back to the 1970s, was an important gathering place for both locals and tourists, and its reconstruction was an opportunity to improve the services offered to the community and enhance the surrounding green space. The project involved demolishing the old kiosk bar and subsequently rebuilding a new structure. The pavilion’s layout was designed irregularly to adapt to the profile of the urban park on Via Trieste. The main facade stands out due to its extensive glass frontage along the entire length of the pavilion, allowing for panoramic views of the green area. The wooden brise-soleil, inspired by the shapes of tree branches, serve as decorative elements for the windows and help protect the interior from the sun. The main facade is free of pillars and fully glazed on the two principal sides, facing the urban park and Via Trieste, respectively. On the west side, a wooden lattice with a geometric star pattern was installed, capturing the light of the sunset and reflecting it inside the pavilion. The new kiosk bar's structure was built using reinforced concrete, and the facades are clad in a white material, giving the building an elegant and modern appearance. Decorative sun-shading panels, placed in front of the glass windows, reflect the characteristics of the surrounding trees. The new kiosk bar has taken on a central role in the Apiro community, representing an example of contemporary architecture that harmoniously blends with the urban environment. The structure was designed to combine functionality and aesthetics, creating a welcoming and comfortable space for the local community.
