When it comes to renovating or building a home, planning is the key to achieving a final result that not only meets your aesthetic and functional needs, but is also durable and efficient.

Have you ever thought about how much good design can improve your quality of life at home? Some fundamental aspects are often underestimated, leading to delays, unexpected costs, or structural problems. In this article, I want to share some essential tips to help you approach your renovation or new-build project with awareness and good organisation.

1. Set a Realistic Budget (and Allow for the Unexpected!)

The first step is to establish a clear budget. It is easy to think only about construction work, but it is essential to also consider additional expenses such as taxes, building permits, materials, and furnishings.

I recommend setting aside a 10–15% contingency budget for unexpected costs. For example, imagine starting work on a period property and discovering that the entire electrical system needs to be replaced: without a safety margin in your budget, you could quickly find yourself in difficulty. Careful planning will help you avoid unpleasant surprises and manage every stage of the project more effectively.

2. Choose the Right Professionals: An Architect Makes the Difference

Choosing the right professionals is essential. An experienced architect can turn your ideas into a concrete project, optimise the use of space, and ensure that everything complies with building regulations.

What can an architect do for you?

  • Handle all the bureaucracy, including permits and authorisations.

  • Optimise the layout of the spaces, making your home more functional.

  • Improve energy efficiency, by recommending the best solutions for insulation and building systems.

A client once told me that they had initially considered managing the renovation themselves, relying on various tradespeople without a central point of coordination. The result? Delays, extra costs, and a final outcome far from what they had expected. With an architect, everything would have been much smoother and better organised.

3. Planning and Design: Every Detail Matters

During the design phase, consider these key aspects:

  • Space planning: think about how you live in your home every day. Do you need a larger kitchen? An open-plan space? An extra bathroom? Every choice will affect your everyday well-being.

  • Natural light: a well-lit home is not only more beautiful, but can also reduce energy consumption.

  • Energy efficiency: installing thermally broken windows and doors and a properly designed mechanical ventilation with heat recovery (MVHR) system can improve comfort and reduce energy bills.

  • Materials: choosing high-quality materials means investing for the long term. More and more people are opting for eco-friendly solutions that reduce environmental impact and improve indoor air quality.

4. Building Regulations and Permits: Avoid Surprises!

Every local authority has specific rules regarding renovations and new builds. A common mistake? Failing to check them beforehand! Without the necessary authorisations, you risk having to stop the work or, even worse, facing penalties.

You may also be entitled to tax incentives for energy efficiency improvements. Make sure you discuss this with your architect so you can take advantage of any incentives available to you.

5. Energy Savings: Invest in the Future

An energy-efficient home is more comfortable and costs less to run in the long term. Here are some solutions worth considering:

✅ Solar panels to reduce electricity consumption.

✅ Heat pumps and condensing boilers for more efficient heating.

✅ Smart home technology to manage lighting and building systems intelligently.

Investing in these areas can increase the value of your home and make it more sustainable.

6. Don’t Neglect Aesthetics (But Always Think About Functionality)

Architecture is about finding the balance between beauty and practicality. A common mistake? Focusing solely on design without considering how the spaces will actually be used every day.

For example, designing a home with large glazed areas can look fantastic, but without good thermal insulation, you could end up with sky-high energy bills in winter. This is why an architect is essential: they can help you combine design and functionality.

7. Pay Attention to the Construction Timeline

Have you ever heard stories about building work that seemed to go on forever? To avoid delays, it is essential to have a clear project schedule and monitor the progress of the work.

One piece of advice? Stay in regular contact with the building contractor and ask for periodic updates. This way, you can address any problems as soon as they arise.
